We have also included a link to a placemark on a Google map and satellite view plan for each of the properties and hope this will be helpful for finding the cottages and nearby amenities. Additional information regarding this is provided below for each location:

Blencowe Hall, Cazenovia Hall, Riverain and Wythburn Cottage, Blencowe:

  • The nearest pub is the Boot and Shoe in Greystoke which is just over 1 mile up the lane from the cottages and can also be accessed by a public footpath which starts in the village of Blencowe. The Clickham Inn is about 2 miles away along the road leading to Penrith.
  • The nearest village shop is in the village of Greystoke.
  • Larger grocery stores, petrol stations and the train station are in Penrith which is about 5 miles distance from Blencowe Hall.

Hause Hall Farm, the Cruik Barn and the Stables, Martindale

  • The nearest pubs are The Sun Inn and The Crown Inn located in Pooley Bridge. Pooley Bridge is just under 5 miles from Hause Hall Farm.
  • There is a ferry which calls at the Howtown Pier which goes to Aira Force, Glenridding (more pubs, shops, restaurants) and Pooley Bridge. The ferry pier is a 15 – 20 minute walk from Hause Hall Farm.
  • Larger grocery stores, petrol stations and the train station are in Penrith which is about 10 miles distance from Hause Hall Farm.

Glassonby Old Hall, Elk Cottage, and Jenny’s Croft, Glassonby

  • The nearest pubs are The Crown and The Fetherston Arms in Kirkoswald which is the next village along the fellside and 4 miles from Glassonby along a quiet lane. The Shepherd’s Inn in Melmerby also serves meals and local ales.
  • The Village Stores and Tea Room, our local shop is in Melmerby which is 2 miles from Glassonby. The Village Bakery is also in Melmerby.
  • Larger grocery stores, petrol stations and the train station are in Penrith which is about 11 miles distance from Glassonby.

Melmerby Hall, Kirkbride Hall and Stag Cottage

  • The nearest excellent local dining pubs are The Crown and The Fetherston Arms in Kirkoswald is just under 6 miles from Melmerby along a quiet lane. The Shepherd’s Inn in Melmerby which is walking distance into the village also serves meals and local ales.
  • The Village Stores and Tea Room, our local shop is in the village of Melmerby and about a 5 minute walk away. The Village Bakery and tea room is also in Melmerby.
  • Larger grocery stores, petrol stations and the train station are in Penrith which is about 9 miles distance from Melmerby.

As our cottages are located in quiet rural areas where livestock graze nearby, we request our guests do not use fireworks at our properties with the exception of two evenings – Guy Fawkes Night and New Year’s Eve. On these evenings, our neighbours expect more external noise and prepare their animals in advance for this. We appreciate the consideration regarding this guideline for fireworks usage.

Plastic bowls, cups, plates and cutlery are provided for our younger guests in all of the properties except the shepherds huts

There are two pillows provided for each guest. The pillows are feather and enclosed with double white Egyptian cotton pillow cases. If you would prefer polycotton pillows for your holiday please email [email protected] before your stay so that we can arrange to swap over the feather pillows to polycotton for your holiday.

Kitchens are provided with the following – paper towels, tea towels, salt & pepper, a variety of spices, tea, coffee & sugar, cling film, aluminium foil, dishwasher tablets, dishwashing liquid, laundry detergent and new J cloths.
The items in italics are not provided in the shepherds huts.

Candles and/or tea lights in glass holders and matches are provided in all of our properties.

For the properties which are equipped with Aga ovens (Blencowe Hall, Cazenovia Hall, Hause Hall Farm, Glassonby Hall and Melmerby Hall, Gill Beck Barn at Todd Hills, and Todd Hills Hall Farm House), basic instructions are provided in the guest information folders. Specialist Aga cookbooks are also provided.

Champagne flutes, white wine, red wine, beer glasses and tumblers are provided as well as plastic cups for younger guests.

We make a special effort to ensure our kitchens are supplied with generous amounts of china, cutlery and glassware as well as pots and pans, casserole dishes, cutting boards, utensils etc. If there is anything which you require which we have not provided, please feel free to get in touch. These items are appropriately reduced in the shepherds huts.

All of our properties have sandstone terraces with sustainable plantation teak table, chairs and benches. We store the garden furniture during the winter months.

There is no additional charge for fuel or electricity used during guest visits. This is included within the rental rate. There is a generous supply of logs, kindling and matches for the log burning fires. There is no charge for logs used during guest visits. If more logs or kindling would be helpful during your visit, please email [email protected] and we can arrange for the log baskets to be replenished at your convenience.

There is a hairdryer in every bedroom. They are in a labelled black fabric storage bag and stored in either the chest of drawers or the wardrobe. There are no hairdyers in the shepherds huts. Please do not bring them for your holiday as they are unsuitable for the solar power electricity supply.

Each guest is provided with a large, white bath towel, hand towel and a face cloth. There is a fabric bath mat in each en-suite bathroom and a non-slip mat is also provided. Fabric dish towels, pot holders and oven gloves are provided in each kitchen.

Each bathroom is supplied with individual guest toiletries bottles of bath/shower gel and shampoo/conditioner.

All of our properties have a Weber barbeque with a stainless steel grill. Barbeque equipment and charcoal is also provided. We store the barbeques and locally manufactured charcoal made without chemical accelerants and other such nonsense during winter months (from November through to the beginning of April) but would be happy to get them out if requested in advance of arrival. During the winter period, charcoal is subject to availability as our local supplier closes down his charcoal making facility in the slow season. As with the barbeques, we wash and store the garden furniture during the winter months but would be happy to get this out if requested in advance of arrival. There is a selection of children’s books, a variety of boards games for all ages and playing cards in each property.

All bedrooms are fitted with either traditional wooden shutters or curtains with black out lining. It gets light very early in the morning in the summertime in Cumbria & the Lake District so we have incorporated this feature for our guests for their relaxation and comfort.

Cots and high chairs are provided upon request.

We have some zip and link beds in the properties and these can be adjusted to singles or doubles to suit your preference. Please can you email us 2 weeks before your arrival date, regarding this so that we can arrange the beds to suit your party.

The contents of the complimentary welcome hamper for our guests depend on the size of the hall or cottage. If you would like to know more about the contents, please feel free to get in touch by email.

If you run out of any of these consumable items during your stay, please can you ring Christine on 07968258234 or email [email protected] and we will arrange additional supplies to be provided for your use.

Please be careful with the use of make up, particularly waterproof mascara and fake tan in the cottages. We have had issues in the past with permanenet stains on the bed linen and towels associated with the use of these products. Even with boil washing and soaking with bleach and stain remover, damage from these products could not be removed. If linen or towels are permanently marked, we will request a replacement cost for damages.

By way of a benchmark on costs: 400 Theadcount Egyptian Cotton king size duvet cover = £150, Egyptian Cotton fitted sheet = £40 and an egyptian cotton bath towel = £30.

We provide feather pillows and duvets made up with white Egyptian cotton linen for our guests. We will change from feather to polycotton for any bedrooms upon request. Please will any requests for a change be provided two weeks before arrival so we can arrange for changeovers to be done in advance.


Yes, dogs are welcome at all of the cottages within The Rowley Estates. We have solid oak flooring and travertine style tiles in the kitchens and oriental carpets in the reception rooms. It would be most helpful if guests travelling with their dogs would please ensure that they clean up any dog waste (dog waste bags, scoops and bins are provided).

Please keep your dog in the reception rooms and not in the bedrooms and it would be very much appreciated if dogs would not be allowed to sit on any of the furniture.

There are a number of dining options nearby which allow guests to bring their dog with them. We have provided a list of some of our favourites below and would be happy to help with recommendations farther afield if this would be helpful.

Near Melmerby and Glassonby –

The Fetherston Arms in Kirkoswald will accept dogs in the wooden floored bar area which is a nice part of the pub to dine in and ask if you would please let them know in advance if bringing along a dog. Reservations recommended for dinner & in advance for weekends as this pub is very popular for dining. Tel 01768 898 284

The Crown Inn in Kirkoswald will accept dogs after 9 pm (which is when they stop serving food) as the pub is small to accommodate dogs and diners. Tel 01768 870 410

The Melmerby Stores and Tea Room will accept dogs in the rear section of the tea room and also has tables outside for breakfast, lunch and snacks. Tel 01768 881 915.

The Village Bakery at Melmerby allows dogs in the enclosed garden area which is a lovely place to relax on a warm morning or afternoon Tel 01768 881 811.

Near Blencowe / Greystoke –

The welcoming local pub called the Boot and Shoe in Greystoke allows dogs to join their owners at the tables outside overlooking the Village Green or in the cozy bar area. Reservations recommended for this pub & especially for seating in the bar/snug area by the fire. Tel 017684 83343


A landline is provided in each property either with a payphone which accepts coins or a “telephone honesty pot” for contributions. The landline telephone number is listed on the Contact and Maps page for each property under the drop down menu.

Free broadband Wifi is provided in all of the halls and cottages at The Rowley Estates. At Hause Hall Farm Wifi is provided by satellite because there is no broadband via landline or cable in this part of the Lake District National Park.

The glamping shepherds huts have limited Wifi access, particularly in Rowan Retreat, which is set in a valley by the River Petteril.  Mobile phone signal is generally available along the access track.

We have collaborated with our local swimming pool and set up a voucher programme for guests staying within The Rowley Estates to have a free swimming sessions at the Greystoke Village Pool, near Blencowe. Greystoke Village Outdoor heated pool is open seasonally. Please call before visiting to check opening hours 01768 483637 or check their website


Sainsbury’s and Tesco deliver to all of our properties. The addresses and post codes for each cottage can be found on the Maps page on this website. There are local village shops in the villages of Melmerby, Langwathby (near Glassonby and Melmerby), Greystoke (near Blencowe) and Pooley Bridge (near Hause Hall Farm) and Penrith has a great grocery store called Booths which specialises in local produce as well as a Morrisons, Sainsburys, Marks and Spencer Food Hall, Aldi and Cranstons Food Hall.

All of the televisions in the cottages at The Rowley Estates are equipped for Digital Free View. Sky Television broadcasting is not provided but we would be happy to recommend some local pubs where you can catch the match including The Clickham Inn, Blencowe, Penrith CA11 0BP, The Royal, Wilson Row, Penrith, CA11 7PZ and The Station Hotel, Castlegate, Penrith CA11 7JB.

There are several pubs within a few miles of most of our properties, the only exception being Hause Hall where the nearest is approximately 7 miles away. The addresses, telephone numbers and contact details for the nearest pubs, restaurants and take away options are provided in the Guest Information folders which are placed in each cottage. Alternatively, please feel free to contact us for details and recommendations.

Bikes can be hired from Arragons Cycles in Penrith.  They offer electric bicycles and traditional road/mountain bicycles.  Please contact the friendly team there on 01768890344.

Mobile phone signal connection is limited at Hause Hall Farm but it is possible to get a signal at the top of the hill road leading to the farm. A landline phone is provided for your convenience and in case of emergency.

Mobile phone connection can also be limited at some of the other properties due to location and the thickness of the stone walls. Connections are generally fine outside. Payphone landlines are provided in all properties and wifi calling is another option to consider as all properties are provided with broadband wifi via fibre or satellite link.

We also know an excellent local car hire company called Eden Garage owned by Ian Overs. They can leave a car at the train station for you to pick up on arrival for your stay and drop off again at the station on departure. We are happy to help with some recommendations for a babysitter to come to one of our properties whilst you are staying. We would recommend looking on (and searching by the first three letters of the post code for the property address) which has a number of local babysitters on including their background information as well as experience and qualifications. We have two x  7 KW EV charging facilities available for our guest use at Melmerby Hall and Stag Cottage.  These EV chargers are powered from our solar PV installation.  These EV chargers are within the rear parking area at Melmerby Hall and easily accessible for guests staying at Melmerby Hall, Stag Cottage and Kirkbride Hall.  They are about a 20 min walk from Todd Hills Hall Farm and Gill Beck Barn.

We have five x 7 KW EV charging facilities available for our guest use at Blencowe Hall and its cottages.  Three of these are located in or near the Blencowe Hall gravelled parking area and archway entrance and two are located near Wythburn Cottage’s parking area.

We have one 7 KW EV charger available for our guest use at Hause Hall Farm.  It is located by the Lower Barn.

Please let us know if you are planning to use these EV chargers and we are happy to help with instructions and please ensure your car is disconnected from the charger and moved away when charging is complete so the chargers are available for other guests.
